Kaitlyn Douglass is a licensed real estate agent, senior property manager, and sales associate at First National Port Stephens with nearly seven years of experience. Starting her career in property management and quickly expanding into sales, Kaitlyn has developed a deep understanding of both sides of the real estate industry. Now thriving in a role she’s passionate about, Kaitlyn shares insights from her journey, including career highlights, the evolving role of women in real estate, and valuable advice for those looking to succeed in the field...

HOW LONG HAVE YOU BEEN IN REAL ESTATE?

Seven years in January.

WHERE DID YOU START?

I started alongside my father at his company, Douglass Port Stephens Real Estate. I had the opportunity to learn all aspects of running a business, managing a Property Management portfolio myself, and diving into Sales all at once. This hands-on involvement in multiple areas of the industry has equipped me with a well-rounded skill set and a deep understanding of how to successfully navigate and balance both areas.

IS IT YOUR DREAM JOB?

Yes, definitely. It’s not what I thought I would go into when finishing Year 12, but since starting, I haven’t looked back and only want to continue growing as an agent in this industry.

BEST CAREER EXPERIENCE?

When I decided to further my growth as an agent, I reached out to my mentor, a well-established Sydney-based agent and auctioneer, whom I had worked with while completing my Cert IV in Real Estate. He graciously took me under his wing for a day, allowing me to attend multiple auctions across Sydney and gain insights into how different agencies operate. Throughout the day, I interacted with agents, met buyers and vendors, and even received offers from some agencies to join their teams if I ever decided to relocate to Sydney. While it may not be my biggest achievement, it was a meaningful experience that deepened my passion for the real estate industry.

WORST CAREER EXPERIENCE?

Property management certainly comes with its challenges, and there have been difficult days along the way. It’s never easy having to attend tribunals or arrange lockout orders. Thankfully, in my six years of experience, I’ve only had to handle such situations twice. While these moments are tough, they’ve taught me the importance of professionalism and resilience in navigating complex situations.

WHAT HAVE YOU LEARNT ABOUT REAL ESTATE DURING YOUR CAREER?

Real estate agents often face negative perceptions in the community, but the approach I’ve been taught centres on prioritising the needs of everyone involved and truly working to assist all parties—whether tenant, landlord, buyer, or seller. My role is to ensure that each transaction is as seamless and enjoyable as possible. Real estate typically represents a significant milestone in someone’s life, and the quality of service you provide plays a crucial role in your success. Word of mouth is incredibly powerful in this industry, especially in a small coastal town like mine, where everyone knows everyone. It’s highly rewarding to go above and beyond for clients and receive recognition for it.

WHAT HAVE YOU LEARNT ABOUT YOURSELF DURING YOUR CAREER?

Throughout my years in real estate, I’ve gained valuable insights about myself and my abilities. When I first started working alongside my father, I was so nervous about speaking to people that he would sit behind me just to ensure I picked up the phone. Now, connecting with others has become the highlight of my day. I truly enjoy meeting new people, building relationships, and I really try my best to maintain them. While I always maintain a polite approach, my experience in property management has taught me the importance of being firm and standing my ground when necessary. These experiences have greatly shaped both my personal and professional growth, and I take pride in being highly driven and having a strong work ethic.

HOW HAVE WOMEN’S ROLES IN REAL ESTATE CHANGED SINCE YOU FIRST STARTED?

Working alongside my father has instilled in me the confidence needed to succeed as a businesswoman across various fields. My mother runs a highly successful business, so I’ve always been fortunate to have strong support and guidance around me. Recently, I joined an incredible team at First National, which, interestingly, is an office composed entirely of women. We are a group of 13 driven, strong-minded individuals who collaborate seamlessly and have earned the trust of the community by consistently delivering exceptional results.

BEST PIECE OF ADVICE YOU’VE BEEN GIVEN?

It’s essential to learn from those around you while staying true to your own beliefs and values. Building strong relationships is key—taking the time to genuinely get to know others fosters trust, mutual respect, and of course, repeat business. It’s important to embrace constructive criticism as it plays a valuable role in your personal and professional development.

ANY REGRETS REGARDING YOUR CAREER?

None—every mistake or learning experience presents an opportunity for growth, allowing me to approach similar situations with greater insight and confidence in the future.

WHAT ADVICE WOULD YOU GIVE TO OTHER WOMEN WANTING TO START A CAREER IN REAL ESTATE?

Go for it! Women possess incredible power and capability in the real estate world. Strive to learn every aspect of the business, balancing empathy and emotional intelligence with strength and confidence. This combination allows you to connect with clients while navigating challenges with resilience and poise.
